Frequently Asked Questions for Real Estate Investors

Whether you're looking for your next fix-and-flip, rental property, or off-market investment opportunity, San Vincente ACQ connects investors with real estate opportunities throughout Tempe, Phoenix, and surrounding Arizona markets.

Below are answers to some of the most common questions investors ask us.

What does San Vincente ACQ do?

San Vincente ACQ is a real estate acquisition and wholesaling company.

We identify properties and work directly with property owners. Depending on the transaction, we may enter into a purchase agreement and subsequently assign our contractual interest to an investor or end buyer.

We connect qualified buyers with properties that may fit their investment criteria.

Are these properties on the MLS?

Many of the opportunities we work with are off-market.

Because our properties may be sourced directly from property owners, some opportunities may not be publicly listed on the MLS.

However, the availability and marketing method can vary from property to property.

What types of properties do you offer?

Opportunities may include:

  • Single-family homes

  • Townhomes

  • Condos

  • Multifamily properties

  • Vacant properties

  • Properties requiring significant repairs

  • Investment properties

  • Other residential real estate opportunities

The types of properties available will depend on our current inventory.

What areas do you cover?

Our primary markets include Tempe, Phoenix, and surrounding Arizona areas.

The specific locations we acquire and market can change based on available opportunities and investor demand.

How do I receive new deals?

The easiest way is to join our buyers list.

Once you're on our list, we may send you available opportunities that match your stated buying criteria.

Depending on the property, information may include the address, asking or assignment price, photos, property details, estimated repairs, comparable sales, access information, and other available details.

How quickly do I need to respond?

Some wholesale opportunities can move quickly.

If you're interested in a property, we recommend reviewing the information promptly and contacting us with questions or your interest.

However, receiving a property notification does not guarantee that the property will remain available.

Do I need to be a licensed real estate agent?

Not necessarily.

Our buyers list is intended for real estate investors and other qualified buyers who are interested in purchasing investment properties.

Whether a particular transaction requires a license or other qualification depends on the circumstances and applicable law. Buyers are responsible for determining their own legal and licensing requirements.

Do I need proof of funds?

Proof of funds may be requested before certain transactions or before granting access to certain properties.

The specific requirements can vary by deal.

Having readily available funds or financing can help you move efficiently when an opportunity fits your investment strategy.

Are your properties sold as-is?

Many of our wholesale opportunities are offered in their existing condition.

Investors should assume that they are purchasing based on the property's current condition unless the applicable agreement states otherwise.

Buyers are responsible for conducting their own inspections and due diligence before completing a transaction.

Can I inspect the property?

Property access depends on the specific property and seller.

When access is available, we will provide instructions for scheduling a showing or inspection.

Please do not visit or enter a property without authorization.

Do you provide repair estimates?

When available, we may provide estimated repair information based on our review of the property.

These estimates are not guaranteed.

Every investor should independently evaluate the property's condition and determine their own renovation budget.

Do you provide comps?

When available, we may provide comparable sales or other market information to help investors evaluate an opportunity.

Any comparable sales or valuation information we provide is for informational purposes only.

Investors should conduct their own market research and determine their own valuation, projected resale value, and investment assumptions.

What is an assignment fee?

In a wholesale transaction, San Vincente ACQ may enter into a purchase agreement with a property owner and then assign its contractual rights to an investor.

An assignment fee is compensation San Vincente ACQ may receive for assigning its contractual interest, when permitted by the applicable agreement and law.

The applicable transaction documents will establish the terms of the transaction and any applicable fees.

Will I know the assignment fee?

Transaction terms, including any applicable assignment fee, will be disclosed or reflected in the applicable transaction documents to the extent required.

We believe investors should understand the economics of a transaction before deciding whether to proceed.

Do you double close?

The structure of a transaction can vary.

Some opportunities may be structured as assignments, while other transactions may involve a different closing structure.

The specific structure will be communicated for the applicable transaction.

Can I use hard money or private money?

Potentially.

The financing method available for a particular transaction depends on the property, transaction structure, lender requirements, purchase agreement, and closing timeline.

Investors are responsible for arranging and verifying their own financing.

Do you offer financing?

San Vincente ACQ does not guarantee financing for buyers.

If you require financing, you are responsible for obtaining financing from your preferred lender or funding source.

Do you guarantee a return on investment?

No.

Real estate investments involve risk, and San Vincente ACQ does not guarantee a particular profit, return, resale price, rental income, appreciation, or investment outcome.

Investors should perform their own due diligence and evaluate whether a property fits their individual investment strategy.

What due diligence should I perform?

We encourage every investor to perform independent due diligence before purchasing a property.

Depending on the property, this may include:

  • Property inspection

  • Title research

  • Liens and encumbrances

  • Zoning and permitted use

  • Property taxes

  • HOA information

  • Insurance costs

  • Rental market research

  • Comparable sales

  • Repair estimates

  • Permit history

  • Utilities

  • Environmental concerns

  • Financing requirements

  • Exit strategy

  • Local regulations

This list is not exhaustive.

Who pays closing costs?

Closing costs and other transaction expenses depend on the specific transaction and contract.

The applicable purchase, assignment, escrow, and closing documents should be reviewed carefully to determine which party is responsible for particular costs.

How does the closing process work?

Once an investor decides to move forward, the transaction proceeds according to the applicable purchase or assignment agreement.

A title or escrow company may handle the closing process, including title work, documentation, funds, and recording.

The exact process and timeline depend on the individual transaction.

Can I bring a partner or another investor?

Potentially.

If you intend to purchase with a partner, LLC, entity, or other investor, let us know as early as possible so the appropriate parties and documentation can be identified.

Any assignment or transfer of contractual rights must comply with the applicable agreement and law.

Can I wholesale one of your deals myself?

Whether you can subsequently assign or transfer your interest depends on the applicable contract and transaction structure.

Do not assume that a contract can be reassigned or marketed without reviewing its terms and obtaining any required authorization.

How do I get priority on deals?

There is no guarantee of priority simply because you are on the buyers list.

We may consider factors such as responsiveness, ability to perform, transaction requirements, and the circumstances of the specific opportunity.

Joining our list does not guarantee access to every property.

What if I am not interested in a deal?

No problem.

You can simply pass on an opportunity.

We may continue sending you opportunities based on the criteria you provided unless you ask to be removed or change your preferences.

Can I update my buying criteria?

Yes.

If your preferred areas, price range, property types, or investment strategy changes, contact San Vincente ACQ and we can update your information.

Keeping your criteria current helps us send opportunities that are more relevant to you.

How do I join the buyers list?

Simply complete our Join Our Buyers List form with your contact information and investment criteria.

We'll use the information you provide to understand what types of properties you're looking for and may contact you when opportunities become available.
